Issues Arising at
the Conclusion of a Tenancy
Intent to Vacate - 20 Day Notice (Click here for Form #35)
This form may be issued to a month-to-month tenant at least
twenty days prior to the end of any given monthly rental
term or for term leases which are reverting to month-to-month
tenancies.
Twenty
Day Notice of Termination of Tenancy (Click here for Form

Use when Landlord is giving notice on a month to month agreement
. Must be given 20 days before the end of a rental period.
Vacating
and Cleaning Instructions (Click here for Form #29)
Form to use after tenant gives notice to remind them of
deposits held, move out date, and cleaning instructions.
Also send copy of move out charges if they signed one at
the time of move-in.

Out Deposit Deduction Report (Click here for Form #15)
If you have accepted a refundable security deposit, you
are required to mail a statement of the deposit together
with any refund due to the tenants last known address
within 21 days of move-out. If the tenant did not leave
a forwarding address, the statement is mailed to the last known address, even if it is the unit
which the tenant has vacated. To protect yourself, you may
wish mail a cashier's check to prevent ID theft of your checking account information..

of Storage/Disposition of Abandoned Property (Click here

If the tenant has defaulted in payment of rent and it reasonably
appears to you that the tenant has abandoned the premises
(i.e. does not intend to return), this form is mailed by
first class mail to the tenants last known address.
To protect yourself, you may wish to obtain proof of mailing
of this important document.
